Nightlife in Athens is centered in the downtown region of town with a club, lounges, and bars. The 40 Watt Club features live music almost every night and is known to be one of the best nightclubs in Georgia and has been featured in a number of statewide magazines and papers. In my experiences I’ve found that apartment prices in southern U.S. cities are generally cheaper than in northern cities, and in Augusta this is true. The city may not be as geared towards renters as much as say, Atlanta or Savannah, but I can still get you a property that is what you are looking for. Right now is one of the best times to rent because of the state of the market, and Augusta is a perfect place to call home. I may be biased, but I think it’s one of the most beautiful places in the country. Feel free to contact me anytime and we can go over your options.

When the nation thinks of Augusta, the first thing that comes to mind is the PGA Masters golf tournament, which is one of the most famous and historic sporting events in America. Thousands of people flock to Augusta to see the tournament, and it’s common for many locals to attend the event as well. But aside from golf, there is so much to do in Augusta. The city’s beautiful riverwalk runs along the Savannah River, and features an art museum, a science museum, and a church. There are also Augusta’s Common and Canal, which are a popular park and historical waterway, respectively. These are just some of the highlights -- I don’t have enough space to write about all 70 of Augusta’s parks and facilities.

There are thousands of available apartments in Atlanta, as the city is very renter friendly -- there were over 20,000 more property renters than owners in 2010. The median rent here is $1,056, which is pretty average for a city its size. More specifically, a one bedroom on average goes for $909, a two bedroom typically costs $1102, and the average three bedroom is $1338.

Schools & Education

Public schools in the city are run by Atlanta Public Schools, which services 55,000 students and over 150 public schools. There are also hundreds of private schools in and around Atlanta, so the education options for children are plentiful. There are also around 30 colleges in the metropolitan area, the most notable being Emory University, which U.S. News ranked as the 20th best in the country.

Atlanta, nicknamed “the city in a forest” because of its tree coverage (highest in the nation), has a great recreational scene that is continually growing every year. Currently, there are nearly 350 parks, gardens, and nature preserves that cover 3,600 acres. The city is also home to one of the best botanical gardens in the country. It’s known for its Canopy Walk, which is an elevated walkway that stretches through 15 acres of forest. An undergoing project transforming a former rail corridor to a multi-use trail will increase Atlanta’s park area by 40%, making a city that’s great for recreation even better.

Public Transportation

Public Transportation

Walter Hayss - Real Estate Agent

Atlanta offers public transit through heavy rail service, 91 bus routes, 1600 taxis, Amtrak service, and the eighth busiest subway system in the U.S. However, only 13.7% of residents take public transportation to work every day. A majority of them (76%) drive a vehicle to work instead. As a result, Atlanta is one of the worst cities for traffic, and has long commute times (for those who drive, at least).

Unlike most cities, Marietta devotes several pages on its website to section 8. They have a page where you can download every document needed to apply for section 8. Also, there’s a page where applicants can view their spot on the waiting list and search for wait list openings in every Georgia county. If the applicant has questions, there is a link for frequently asked questions. There’s another page that talks about the family self-sufficiency programs that are offered with section 8, and lastly, a page that lists contacts the applicant can call if they need help.

Marietta is one of the few places in the U.S. that is able to offer an International Baccalaureate (IB) program in every grade K-12. This means they have a curriculum that is unlike the typical and traditional U.S. school. There’s a more intense focus on international education, including studying other cultures traditions and religions. IB curriculums in the past have been more rigorous than the norm. All of Marietta’s are operated by Marietta City Schools. There is one high school, one middle school, and several elementary schools. There are also three universities in Marietta, which are home to more than 20,000 students.

Dunwoody has a very eclectic restaurant scene. Of course, there’s an American restaurant (Seasons 52), but there’s also an acclaimed Vietnam eatery (Co’m Dunwoody Grill) with excellent pho, and a Mediterranean grill (Cafe Sababa) with awesome falafels and baba ghanoush. There’s a Thai place (Singa Thai) with great curries, and a Chinese place (Lucky China) with excellent rolls and soups. If you want Italian, there’s a place (Carbona Trattoria) with pasta that doesn’t disappoint. Whether you’re a seasoned foodie or picky eater, Dunwoody’s restaurants will satisfy your taste buds.

The number of Sandy Springs residents who take public transportation to work doubles Atlanta’s state average. Most of the public transit is provided by the Metropolitan Atlanta Rapid Transit Authority (MARTA), which services a heavy rail line and bus lines through Sandy Springs. There are also express buses offered to residents by the Georgia Regional Transportation Authority that go to other counties in the state.

Smyrna is home to two dog parks so its four-legged residents can get some exercise and enjoy the sunny weather with their owners. This is just a part of what makes Smyrna a place that’s very welcoming to pets. Also in town are clinics (Chastain Animal Clinic, Cumberland Animal Clinic), spas and groomers (Pet Spa at Vinings, Hunter’s Pet Grooming, Dogma Dog Care), pet stores (Pet Supermarket, The Pet Company, Backyard Feed & Seed), and pet boarding/sitting companies (Best Little Dog House in Georgia, On the Spot, Furry Friends Academy).

After parks bond was awarded to Smyrna in 2005, the city began building recreational areas for its residents to enjoy. Now, there are 19 parks in the city, most of them featuring amenities such as playgrounds, walking trails, sports fields, and of course, open space for picnics and leisure. Also in the city are two dog parks, an arboretum with a gazebo and a pond, a recreation center with a pool and courts for sports like bocce and shuffleboard, a sports complex, a golf course, a community center, and an outdoor pool. On top of all that, the Silver Comet Trail, which is a paved trail that runs through western Georgia, has extensions that are laced through Smyrna.

Mableton has a crime rate that is above the national average and only slightly higher than the state average. On the crime index, the national average is 100. Lower than 100 is safer and higher is more dangerous. Georgia is at 114, and Mableton is at 123. Four out of every thousand residents in Mableton are a victim of a violent crime every year, and 33 out of every thousand are victims of a property crime. This shows that violent crimes are less common, which is worth mentioning. Mableton’s murder rate and robbery risk are both a third of the national average, and the risk of assault is slightly lower than the national average.

The two most popular types of restaurants in Forest Park are Southern and Mexican. Enjoy some classic down south home cooking for breakfast or lunch at Anne and Bill’s Restaurant. Or, at the Wing Bistro, they specialize in 20 flavors of chicken wings to satisfy your soul food craving. More southern comfort can be found at the Oakwood Cafe, located at the Georgia Farmer’s Market. If you’re more in the mood for Mexican, enjoy an enchilada at El Rio Grande, a taco at Villamar Taqueria, or if you want to be bold, stewed goat and braised beef tongue at Taco Rancho.

Traffic & Commuting

Traffic & Commuting

In Forest Park, 90% of residents drive to work, and only 2% use public transportation (30% less than the national average), as there are very few forms of public transit offered to the area. For years there have been talks of putting a commuter rail stop in Forest Park and other suburbs south of Atlanta, but this plan has not yet come to fruition. Until it does, most residents will drive their own vehicles. To get to Atlanta, drivers usually take Interstate 75 or Georgia State Route 54. Traffic can be very stressful and backed up during rush hour, in part because of the lack of public transportation options. The average one way commute to work for Forest Park residents is 30 minutes.

Decatur is home to 48 public schools, 24 private schools, and 9 post-secondary schools. These schools average a spectacular 14:1 student to teacher ratio, which is less than both state and national averages. There are plenty of opportunities to enroll in private schools for Decatur children, but their public schools are also top-notch. The Carl G. Renfroe Middle School ranks in the top 35 for top test scores in Atlanta, and Decatur High School received a fantastic 9 out of 10 score on Great Schools, a site that evaluates and rates schools. 88% of Decatur students graduate high school, 75% advance to a post-secondary school, 60% receive bachelors degrees, and one in every four (27%) earn a masters degree. These are impressive and telling statistics for Decatur’s schools.

Decatur has formed a reputation for having a small town feel, even though it’s just miles away from Atlanta. According to a national Quality of Life Index, Decatur nearly doubled the U.S. average and scored slightly higher than the Atlanta average. On the Decatur Citizen Surveys, the city ranked high on the quality of new economic developments (1st out of 13 jurisdictions), ease of walking (1st out of 17), police services (1st out of 23), and place to work (1st out of 16). Decatur is a great place to live, and is great for renters: thousands of apartments are available each month.
