Although residents don’t use public transportation to access areas within the city, the Metro does have four stops within Greenwich, giving residents easy access to the New York City area. The New Haven Line of the Metro allows resident to reach the city within 40 minutes on the express train and in about 50 minutes on the local train. The express route is used during commuting times, making for a shorter and easier commute for residents that work in the New York City area. Residents can also access the city via car, but finding parking in the city can be difficult and is usually not worth the hassle.

Greenwich is served by its own public school district which consists of eleven elementary schools, three middle schools, and one elementary school. Greenwich High School has been ranked one of the top public high schools in the nation by Newsweek seven times over the last nine year. The school has a rigorous academic and Advanced Placement program that prepares students for continuing education. There are also a number of private schools in Greenwich, including Brunswick School and Greenwich Academy, two non-sectarian boys’ and girls’ schools, respectively. There are also a number of Catholic, Christian, Jewish, and Montessori schools within the city.

Located between Springfield, Massachusetts and Hartford, Enfield is a popular location for commuters to either of the cities and the surrounding area. Interstate 91 passes through Enfield and gives residents easy access to all of the cities north and south of the city. Springfield is under 20 miles north of Enfield and is usually about a 30 minute commute when you take rush hour traffic into consideration. Hartford is about 25 miles to the south and takes about 40 minutes during rush hour traffic times. Overall, the traffic in Enfield is not bad and Interstate traffic is usually only noticeable during rush hour traffic and on the weekends for vacationer traffic.

Enfield has its own public school system that includes nine elementary schools, one middle school ,and two high schools. Enfield High School has excellent academics and features a college preparatory curriculum, Advanced Placement curriculum, and a number of college courses that are accredited by the University of Connecticut. The Enrico Fermi High School has a similar curriculum and offers the college courses through UConn as well. Over the next four years the two schools are going to be consolidated to one new high school with new facilities and top of the line classroom spaces.

According to the FBI crime statistics, Stamford has been ranked as one of the safest cities with a population of 100,000 or more several times since 2006. Although the city isn’t the safest you could live, it is extremely safe for a large city and the crime rate is still decreasing. Also, when compared to the neighboring cities, the number of crimes in Stamford is lower which is impressive considering the neighboring cities are smaller than Stamford. The current overall crime rate is 27% less than the state average and 41% below the national average, with the number of crimes expecting to decrease in the future.

Stamford has excellent public transportation services and is mainly served by the New Haven Line of the Metro-North Railroad which provides commuter rail service to New York City. The station in Stamford also serves as a major hub for people commuting from other cities to change trains and access the city. There are two smaller station in Stamford that utilize the New Canaan branch and allow for residents to reach areas within Stamford and the surrounding areas. Several commuter trains come to Stamford from New London to Grand Central Station and everywhere in between, allowing for residents to have easy access to any nearby city where they may work.

Since Naugatuck provides such easy access to the nearby cities, it is a great place to move if you are looking for work or being relocated to the Connecticut area. According to CNNMoney job search, there are currently 239 available jobs in Naugatuck itself and over 1650 within five miles of the city. If you expand your search to within 25 miles, which includes almost all of the cities listed in the “Traffic and Commuting” section that I mentioned, there are now over 36,000 jobs. Whether you decide to live in Naugatuck or a surrounding city, there are jobs available and plenty of places to apply before you make your move.

Naugatuck is a perfect location for anyone that is looking for a smaller and quieter town, but still wants to be able to access and work in the major cities in Connecticut. Naugatuck is just a 10 minute commute north to Waterbury and utilizes the highway for nearly the entire trip. To the south is New Haven, about 20 miles away and a little less than a 40 minute commute, taking into account the traffic during rush hour times. Hartford is about 35 miles to the northeast and takes about an hour to commute to during rush hour times. Commuting to any area near Naugatuck is made easy because the city is split by a state highway which gives access to I-84 to the north and other state routes to the south.

Although Bishop’s Orchards isn’t a restaurant, it is a favorite among residents and people in the nearby areas to get fresh produce, dairy, and meat and browse the selection of healthy prepared dinners. The market is open year round and features products from farmers all over the state and New England and only features the freshest products available. For an actual restaurant residents have many options, but Cafe Allegre is a favorite, serving unique Italian dishes in an upscale and beautiful dining area.

With Long Island Sound bordering the south end of Guilford, many residents enjoy the beaches during the summer months. The beachside parks include Grass Island, Jacob’s Beach, Chaffinch Island Park, and Shell Beach. All of these parks have parking and beach access and many also have a large grassy area that is perfect for games and picnics after a swim in the ocean. Lake Quonnipaug is another location where residents like to go during the summer months to take a dip in the lake or have a picnic by the lake. Bittner Park is the city’s largest park and has playgrounds, softball and baseball fields, soccer fields, walking and jogging path, and a roller sports complex.

Unfortunately, Wallingford is not a very pet friendly place, especially for renters. The nearest dog park is about 10 miles outside the city and many of the parks are not pet friendly. If you have a dog, the only off-leash exercise they are going to be able to get is if you know someone with a fenced in yard. You would be able to play with your dog in your yard where you’re renting, but there are currently no rentals that are accepting renters with small dogs or large dogs. On top of that, there are only two listings that allow renters to have cats. If you have a cat or a dog, looking outside of Wallingford would be your best bet in finding something that fits your needs.

Although apartments in Wallingford may be considered expensive by the national standard, they are very affordable and reasonable for the area, having the lowest average rent compared to seven surrounding cities. A one bedroom apartment will only run you about $850, while a two bedroom is about than $1000. Compared to the average rent of $1350 for seven surrounding cities, $1000 doesn’t sound that bad. A three bedroom apartment is around $1600 and a little more for apartments that are larger. Although the apartments are expensive, you can always look under the deals and specials section if you want to try to live in the city on a tighter budget.

Branford has an unemployment rate that, right now at 6.5%, is considered very low (at least when you compare it to the national rate). The town has always had a fairly low unemployment rate, as it was around 1% in 2000 and never exceeded past 9%, even during the worst of the Recession. Some of the companies that employ the most people in Branford are the CT Hospice Institute (considered the first of its kind in the nation), Dana Engine Systems, and Turbine Components.

You can use public transit to get around Hamden thanks to CT Transit--New Haven, which provides bus routes throughout Hamden and to neighboring towns and cities. The fare for these buses is cheap and a lot of Quinnipiac students use them to commute around town. However, the brightest part of Hamden’s public transportation is its future. The new commuter rail line in the area -- the New Haven/Hartford/Springfield, MA line -- is looking to add a station in between Hamden and North Haven. When service on this line begins in a few years, Hamden will hopefully have a new option for commuting out of town.

Quinnipiac University is what comes to mind when people think of Hamden; the respected university is located in Hamden. The school is one of the main reasons why CNN Money ranked Hamden #33 on their list of the “Best Places to Live and Launch” in 2008. The school also has a large population of around 8,000, meaning that roughly one out of every seven residents is a college student. The K-12 public education here is operated by the Hamden Public Schools.

Unlike New Haven, which has one of the highest crime rates in the entire state, North Haven is very safe and has a violent crime rate that is 88% lower than the US average. Its property crime is also less common than the norm. The east side (Montowese) of the town is especially safe, and if you look for a rental I would definitely looking in some of the neighborhoods over there. But overall, if safety is an important factor in your housing search, I encourage you to look at North Haven’s market.

As its name suggests, North Haven is just ten miles away from the city of New Haven. Interstate 93 conveniently connects the two municipalities, creating an easy commute for North Haven residents who work in New Haven. If you take state route 15 instead, you can get to Bridgeport in a half hour, as it’s only 25 miles away. Add another six miles onto your commute and you’re able to commute to Hartford from North Haven. The town’s location isn’t only great because of its proximity to these three cities, it’s also just ten miles from the coast and the beaches that are sprinkled along the Long Island Sound.

East Haven has an ideal location on the Long Island Sound, which gives it a waterfront coastline with a few great beaches, like Cosey Beach. Every fourth of July the town holds a huge party on the Town Beach, which always has a great turnout and is a lot of fun. Some other family-friendly recreation sites to check out are the Bishop Woods Bird Sanctuary, the Peters Rock Park, and the Farm River State Park. They’re also great for exercising (walking, jogging) and biking too.

The number of rentals in New Haven more than doubles the number of owned houses. There are currently 35,815 properties being rented, and only 15,107 units that were sold, according to the 2010 Census. This ratio is opposite of the average US ratio, and is almost certainly because of the large amount of college students in the area. Regardless of why there are so many rentals, it just means more variety and selection for whoever wants to live here.

New Haven is undoubtedly most known for its schools, or more specifically, Yale University. Yale is an Ivy League school that is considered by many to be one of the finest post-secondary institutions in the entire world. Yale is located right in downtown, and is the city’s largest employer. Southern Connecticut State University and Albertus Magnus College are also located in New Haven, and Quinnipiac University is just outside of the city. Because of this, some consider New Haven to be a college city, meaning there is a large population of students here during the school year.

If you look at the housing markets for most of Connecticut’s most popular towns and cities, you will notice that rental prices are considerably higher on average than in other areas of the country. Connecticut is one of the most wealthy states, and while it’s not impossible to find a rental for a low budget, it’s tougher here than in other regions of the US. However, in New Britain, the apartment prices are much lower than average. I just looked at the available rentals and counted a dozen nice places that were available for $700 or less, which is definitely a bargain. The median rent in the US is $950, and in Great Britain right now it’s $865. If you’re looking for a quality rental at a low price, Great Britain is a good place to begin your search.

Stanley Black & Decker has a strong presence in New Britain. Its corporate headquarters are located here, and the company employs 780 people. Farmington’s population is around 25,000 people, which makes it smaller than many other communities in the area. It also has a very rural feel, which residents have tried to sustain over the years. Historically they have protested any attempts to urbanize the area, most recently in 2008 when there was speculation that almost a hundred acres of farmland would be turned into a residential strip. Farmington is also a wealthy town: the median income for a household here is $82,455 and the median family’s income is $106,599.

Over the years, at least one of Farmington’s schools has made it onto Newsweek Magazine’s famous best schools in the U.S each time it’s published. Farmington High School peaked in the top 100 one year if I’m not mistaken, and has been in the top 200 a few times. Despite its rigorous curriculum, the school has a high graduation rate, and nearly 85 percent of graduates go to a four year college. GreatSchools gave Farmington High a 10 out of 10 grade, and gave the district a 9 out of 10 grade overall.

If you drive through Manchester you’ll probably see the towering signs for popular chain restaurants like the Texas Roadhouse, the Outback Steakhouse, or Red Robin. But don’t be fooled, Manchester has culinary options that extend far beyond the popular name brands (not that there’s anything wrong with chain restaurants). Quality Mexican restaurants aren’t common this far north, but I highly recommend El Mariachi Loco. If you’re looking for fine dining, Cavey’s of Manchester and CW’s Chops n Catch are a must, and for more affordable I suggest you go to the Empire Kitchen or the Frank Pepe Pizzeria Napoletana.

Newington’s recreational system highlights and showcases Connecticut’s natural beauty for its residents. You can spend the day hiking Cedar Mountain, which is part of Newington’s Greenway System. The system is a series of trails that run throughout Newington and are perfect for walking, jogging, or just enjoying the view. Newington also has twelve parks that are maintained by the city, and five facilities (e.g. athletic fields, a country club, skate park, etc). It may be a small city, but its recreational scene is certainly larger than average.

CTTRANSIT (Connecticut Transit) operates buses here that can take residents to nearby areas, most notably Hartford, where a lot of Newingtonians work. Because Newington is just a few miles away from Hartford, it’s very easy for residents to take advantage of the city’s rail service, which is provided by Amtrak. From there they can go to NYC, Boston, Washington DC, or Providence. There is currently a commuter rail being constructed that would run through New Haven, Hartford, and Springfield (MA). It will be completed in the upcoming years, providing Newington residents with more public transportation opportunities.

Windsor is a fairly small city with a population that’s less than 30,000, but in no way is this a bad thing. Windsor’s crime rate in 2010 nearly cut the national and state averages in half (it was 87 percent less than the US average and 81 percent less than the state’s). The Windsor Police Department has been doing a fantastic job of keeping the crime low and protecting the city’s communities. There are some neighborhoods that aren’t as safe overall, but with some basic research you should be able to pinpoint them and make sure you rent in a different part of town.

Windsor is in a unique location because residents can commute either to Hartford, which is just nine miles away, or across the state border to Springfield, Massachusetts, which is 19 miles away. Manchester is also another popular place for residents to get jobs, as that’s only about eight miles away. As for other notable places, Lake Shenipsit is about 15 miles away, the Bradley International Airport is eight miles, and the Penwood State Park is nine miles from Windsor.

West Hartford is regarded as an affluent suburb of Hartford, and the benefits of this are obvious: the public school system is one of the best in the state, the crime rate is low, the shopping and restaurant scenes are great, and the city is well-maintained. If you looked for a rental in Hartford and were intimidated by the prices (understandable), or if you just have an interest in East Hartford, you’re in luck: the apartment costs here are very reasonable. For comparison, right now the median rental price in East Hartford is $950 ($929 for the average two bedroom), and in Hartford it’s $1,100 ($1,009 for the average two bedroom). Typically, you’ll be able to get more space for less in East Hartford than you could in Hartford. As for location, the two cities are only a few miles apart, so if you’re considering Hartford, then you should at least take a look at its eastern counterpart.

One out of every ten people in East Hartford are living beneath the poverty line, which is around the national average but is high for Connecticut. The low income areas in the town are located in the southwestern (Hockanum), center, (Burnside Avenue), and western parts of the city (Connecticut Boulevard). The “nicer” suburban areas of town are the northeastern (Goodwin Street), southeastern (Forbes Village), and eastern sections (Silver Lane) of the city. Location is an important factor to keep in mind when you rent in East Hartford.

The XL Center in Hartford features the city’s best nightlife. During college basketball season, the UConn Huskies play here part-time, and are always a sure bet to sell out the arena. There are concerts held at the XL as well, and famous names like Bruce Springsteen and Carrie Underwood have performed here. The Bushnell Center for the Performing Arts and the Comcast Theater are two other great venues. There are also a number of great bars in Hartford, as well as a handful of great clubs and lounges.

Hartford is known around the country as the Insurance Capital of the U.S., and perhaps the world. The city has ties to Aetna, Travelers, Uniprise, the Lincoln National Corporation, the Hartford, the Phoenix Companies, and the Hartford Steam Boiler. Some of these companies are also founded and headquartered here. The unemployment rate here hit an all-time high at nearly 18% in January 2011, but has dropped since. As of April 2012 it was at 13%, which is still high, but looks to be steadily decreasing. It should also be noted that a study by the Brookings Institute found that Hartford has the highest gross domestic product (GDP) per capita out of any city in the entire world with $75,806.

Though Glastonbury has a population that could technically be considered a small city, they are officially a town. This fits well with their identity, because the community feels more like a close-knit small town than a small city. Glastonbury hosts a number of events that emphasize this. There is an Art Walk that highlights local artists’ work in the downtown area, a popular Apple Harvest Festival in the fall that attracts thousands of people, several 5K races, and even a Strawberry Moon Festival. If you rent here you will definitely find yourself participating in at least some of the events around town.

The chances of being affected by a crime in a United States municipality is 1 in 30. Glastonbury is three times safer; the odds here are 1 in 90. And if you want to narrow it to the chances of being a victim in a violent crime, the odds drop to 1 in 1187. This makes Glastonbury not just one of the safest towns to rent in CT, but in the US as well. In fact, it was ranked #26 on Neighborhood Scout’s list of the safest places to live in the US. For those of you who don’t know, Metro-North is the commuter rail service for New York City, and right now it has stops in nearby Milford and New Haven. With a new stop in West Haven, residents will be able to commute to NYC, or anywhere in between, on a daily basis. The market is becoming more varied each year, and when you factor in the quality of life in West Haven, it makes perfect sense to rent here.

If you’re looking for a rental in Milford, your budget should be at least over $1000 per month. I tried to find a rental under a thousand for a client recently and could only find four or five, and they were all one bedroom or studio apartments. These prices might seem steep, and I agree that they’re very high, but that’s how Milford’s rental market is. If you have a high budget and don’t mind spending, this is a great place to look to settle down.

Trumbull’s weather is similar to the rest of New England (although some residents don’t consider Connecticut to be a part of the region). The winters are freezing and the summers are humid and hot. But because Trumbull is located right on the Long Island Sound, a lot of the heat in the summer and snow in the winter is tempered. Summers stay in the 70s and 80s mostly, and the cool breeze off the Sound always feels nice. In the winter, the snowfall isn’t too heavy (24 inches) compared to other areas in the Northeast, which can also be attributed to the Sound. But it still is very cold, with temperatures in the 20s and 30s.

Greatschools gave the district a 9 out of 10 rating for their performance. It’s safe to say that Trumbull has some of the best public schools in the state, and the district is one of the highest-performing as well. If you want your children to go to private school instead, there are several great private institutions of all levels in Trumbull.

Stratford is one of Bridgeport’s closest suburbs; it’s only three or four miles away depending on where you’re renting. The easiest way to get there is Interstate 95, which provides a fairly direct route. If this is the commute you’ll be making every day (it will be if you have a job in the city), then you won’t be spending much time on the road at all. Stratford is also just 17 miles from New Haven, which is a fairly easy commute on 95 as well.

Stratford has four of its own islands, and a beautiful coastline. On the coast are miles of beaches, with Long Beach, Russian Beach, and Short Beach being the most popular sites for locals. The Roosevelt Forest is also a popular place in the summer, and it provides great access to nature and wildlife. There are also unique spots, like the Helicopter National Museum, a skate park, and the Shakespeare Festival Theatre. In addition, there are around ten historical sites in Stratford.

This is because Shelton is a particularly wealthy municipality: the last estimate had the median income for a Shelton household at $80,694 and
$94,485 for the average family’s income. I wouldn’t be surprised if these figures were in six digits now. You’re going to have to stretch your budget to live here, but with the low crime rate, excellent schools, and high quality of life, I would say it’s worth it.

The revitalization of its downtown area, which received around a hundred million dollars of private investment money, has also helped curbed crime in recent years. Shelton is now undoubtedly one of the safest communities in Connecticut.
