Corpus Christi’s subtropical climate isn’t suited for anyone who doesn’t like the heat. Summer temperatures average consistent highs in the 90s, with August topping them at an average high of 94 degrees F. July is right behind at 93 F. On the opposite end of the year, winter months occasionally dip into the mid-40s, but usually are much hotter. If you’re from further north in the country this probably sounds like paradise to you. I should also mention that “winter” usually ends early in February, where temperatures get into the high-60s and 70s. It’s definitely hot here, but if you don’t mind the summers you will love it.

The median rent in Corpus Christi is $883 per month, and the majority of residents here have a rent that is between $750-$999. It’s very possible to to find an excellent place here without having to cross the thousand dollar threshold, as there are a lot of properties on the market. The average U.S. city/town has 25% of its market dedicated to rentals. In CC that number is 41% (units for sale = 16.7%). So there’s a lot of options, which means variety, and a great chance that you can find a place you love while staying within your budget.

It’s been debated whether Keller is a suburb of Fort Worth or Arlington. Distance-wise, Keller is closer to Fort Worth -- just 17 miles away via Interstate 35. Conversely, it’s 23 miles away from Arlington via Interstate 820. So, if you live here, you will have the option of working in either city, or anywhere in between (even Dallas is a possibility if you don’t mind the longer commute of around 40 miles). But because Keller is a bit further away from these three cities than most suburbs, the average commute time is pretty high: it’s 34 minutes, which is eight minutes more than the state and national averages.

Roughly nine out of every ten Keller residents is White (93.7%). The next closest race is African-American at 1.4% of the population. Keller is a very wealthy community, as the household income here averages $107,518, and an additional seven thousand for the median family ($114,542). A few years ago, in 2008, the U.S. Census Bureau had Keller on its list of the richest cities in the U.S., and it placed within the top 60. Keller also placed #7 on the annual Money Magazine list of the best places to live in the U.S.

Since a large proportion of people that live in Killeen work at Fort Hood, the average commute to work for residents is only about 15 minutes. Many residents rely on the HOP public transportation system to get to work and to get around the city since the buses help serve the entire Fort Hood area. Traffic coming into Killeen and leaving Killeen during rush hour times can get heavy due to the number of people that live outside the city and work in Killeen. However, traffic during other times of the day is very light and getting around town is very easy.

Apartments in Killeen are reasonably priced and on average are below the state and national averages for rent. A one bedroom apartment will only be about $500 per month and a two bedroom apartment will be a little over $600 a month. If you are looking for a three bedroom apartment, the rent will be around $850, with rent increasing the more bedrooms you need. When comparing the rent in Killeen to surrounding areas, the rent is a little higher in Killeen. This is most likely due to the urbanization of Killeen compared to the surrounding areas since the next largest city is Round Rock which is 50 miles south.

The City of Cedar Hill owns 32 properties for public use, seven of which are large community parks with major recreation facilities. Many of these parks have ponds (some of which are stocked for fishing), playgrounds, basketball courts, fields, and bike trails. Crawford Park also has a community swimming pool that offers swimming lessons, themed family nights, and aqua aerobics classes. The Valley Ridge Amphitheatre is also open to the public and can be rented by anyone in the community.

Apartments in Coppell, on average, are slightly more expensive than apartments in the surrounding areas. With an average apartment cost of $1106, apartments in Coppell are the third most expensive in the area. The high prices are most likely due to Coppell’s proximity to Dallas and the lakeside view that many of the residential areas offer. Although renting in the area is more expensive than the surrounding areas, the lake, facilities, and proximity to the city may be worth the increased rent.

Traffic & Commuting

The traffic within Coppell is very light and desirable since no major freeways pass directly through the city. However, accessing Dallas and other nearby areas is very easy, as many major freeways run along the outskirts of the city. Commuting from Coppell to Dallas takes about 40 minutes for the 22 mile drive, depending on the amount of traffic. Also, Coppell is conveniently located next to the Dallas/Fort Worth Airport, making traveling out of state very simple. Coppell used to be served by Dallas Area Rapid Transit, but has not been served for a number of years, making traveling without a car quite difficult.

Rowlett is served by the Garland Independent School District and the Rockwall Independent School District. The Garland Independent School District is not zoned, allowing parents to choose which school their child attends within the district. All of the high schools in both districts offer advanced courses and many are known for their excellent athletics and arts programs. Given that the Garland Independent School District is not zoned, each school is equally and highly qualified, each with a number of distinct academics and extracurriculars.
