Waco is home to the new H.O.T. dog park which is located next to the Texas Animal Medical Center. The park is a large fenced in area that has grassy and mulched areas that are perfect for your dog to play fetch, play with other dogs, and then take a rest in the shaded areas of the park. There are plenty of trees in the park that offer shade to protect yourself from the blazing sun during the summer months. Another great thing about the park and Waco in general is that the park is open all year because it never snows or gets cold. Waco is also a great place for pet owners because there are five apartments/complexes that allow cats, small dogs, and large dogs.

Waco offers a number of different recreational activities that all center around the outdoors and enjoying the wilderness. Lake Waco is one of the major attractions in Waco and is an amazing place for residents to go and cool off on a hot summer day. Airport Park, Koehne Park, Midway Park, and Speegleville Park are all along the lake and are perfect to go for a swim or take a boat or kayak out for the day. Lake Waco is also a great place for a day of fishing from the docks or from a boat. There are also a number of trails that go around the lake and throughout the town that are perfect for a walk, jog, or stroll with your dog.

Located just south of Houston, League City is a popular place for commuters to live because of its proximity to Houston and the ocean. Also, I-45 cuts through the city and gives residents direct access to Houston, making for a fairly easy commute. Houston is only 25 miles from League City and is about a 35 minutes drive along the Interstate. There is public transportation from nearby Webster using the Metropolitan Transit Authority of Harris County’s bus service, but the bus takes about an hour to get to Houston. Traffic through League City along I-45, which is also known as the Gulf Freeway, can be very heavy and is the worst on the weekends since many residents head down to Galveston to enjoy the ocean.

The Challenger 7 Memorial Park is the city’s largest park and is the most popular place for residents to go for a walk or jog with friends or their dog. The city also has nine private and parochial schools that serve students in grades 1-8 and four schools that serve grades 9-12. Brownsville is home to the Catherine B. Stillman Dog Park and is a large fenced in area that is split into separate small and large dog areas. There is a small pond in the large dog area that is perfect for your dog to jump in and cool off in the summer heat. The park is all grass and has a few trees and benches for shade that can help dog owners to escape the sun. There are currently two apartment complexes that allow cats, small dogs, and large dogs which is a surprising number considering the number of apartments available in Brownsville. Dogs are allowed in other parks in the city, but they must remain on leash at all times.

There isn’t a great selection for apartment complexes in Mission. To be fair, there are some; I always recommend San Pedro Apartments to clients who are looking to rent in the area. But the majority of rentals that I’ve seen in the market lately are stand alone units. To see what I mean, search for listings in Mission on My Apartment Map. There are a lot of properties that aren’t part of a larger building, but instead are by themselves. A lot of these places are being rented out by people who know how to be a landlord and have done this before, but a lot of them are also first-time landlords, so I would be weary if I were you. But overall, I think renting in a stand alone unit would be better than living in a complex, so I would recommend pursuing a listing in Mission if you see one you like.

I would be ashamed of myself if I wrote about the towns and cities in this part of Texas and didn’t mention one of their finest qualities: the Mexican food. Mission is five or so miles from the border, so it shouldn’t be surprising that there are dozens of restaurants in the area that can serve up some of the most authentic Mexican food you’ll find in the States. Establishments like Tamales y Mas, La Fogota, Casa Del Taco, and countless others in Mission and neighboring McAllen serve up delicious tamales and burritos. I think it’s funny that there’s a Taco Bell here when there are so many more authentic option, but to each their own! Whether you want a delicious, traditional Mexican meal at some of the restaurants I mentioned, or a quick bite at Taco Bell, you aren’t lacking options in Mission.

Upon looking at a map of Pharr, the first thing you would notice is that it’s just ten minutes from the Mexican border. This has a profound impact on the culture and demographics of Pharr. An hour away to the east is the Gulf of Mexico, and in addition, the beautiful beaches that line the coast. McAllen is literally less than a mile away, as it borders Pharr to the west. San Juan, and then Alamo, are Pharr’s neighbors to the east. I should also tell you that virtually everyone here drives, public transportation isn’t really an option if you live here.

Pharr is part of the P-SJ-A tri-area, which is a nickname given to Pharr and the neighboring municipalities of San Juan and Alamo. The areas are known for their history and diversity. Pharr is considered “bicultural” because of its proximity to the Mexican border -- it’s about ten miles away. In a lot of ways, Mexican culture has more influence on the city’s traditions. After all, 90% of residents here claim Hispanic or Latino heritage. It’s not uncommon at all to hear Spanish being spoken if you go out in town. If I could tell potential renters about only one aspect of Pharr’s community, it would be its diversity.

Weather in Edinburg is pretty much always the same: hot and dry. The average high for the entire year is over 70°F and is above 90°F from May to September which is one of the longest stretches for temperatures this high in the country. Also, the average low throughout the year never drops below 50°F, so it basically never gets cold in Edinburg. The wet season occurs during the summer months which helps to cool down the area even though it only rains a few times each month. The NOAA reports frequent temperatures above 100°F from February to October, so residents need to be prepared for extreme temperatures any time during the year.

Although Edinburg is located in the very south of Texas, the rent here is very cheap and if you are planning to move to the area this is the place to rent. A one bedroom apartment will only run you about $450, while a two bedroom is about $600. Compared to the average rent of $750 for seven surrounding cities, $600 is very cheap. A three bedroom apartment is around $1000 and a little more for apartments that are larger. Since the apartments in Edinburg are so cheap, it is very easy to live here on a budget and is a great place for people that are planning to move to the greater McAllen area.

Flower Mound had something it could truly celebrate when the FBI published its 2010 “Crime in the United States” annual report. This report essentially analyzes the crime in every United States municipality, and lets the public know how safe a town or city truly is. The report showed that out of all the cities with a similar population, Flower Mound had the second lowest crime rate in the country, as well as the fourth lowest property crime rate and fifth lowest violent rate. For the state of Texas, it ranked the lowest in all three categories. Altogether, their crime rates were 80% lower than average. The Flower Mound Police Department also received the “Advanced Law Enforcement Accreditation” distinguishment from the CALEA in 2011. This is considered a tremendous honor; less than 10% of police departments in the country have been given the award. The FBI and CALEA’s recognitions prove just how safe Flower Mound is, and how efficient their police department is.

These are some of the cities that you can drive to in less than an hour from Rockwall: Garland (11 miles away), Dallas (23 miles), Arlington (44 miles), and Fort Worth (57 miles). The best part about these commutes is that all the driving is done on major roads. Route 66 will get you to Garland, and Interstate 30 will connect you to the other three cities. There are no backroads necessary, unless you want to take a detour to avoid rush hour traffic. The average commute time in Rockwall is around 30 minutes, which isn’t bad considering the number of cities that are accessible within that time frame.

Lubbock has a strong rental market that thrives with so many students in the city. But housing isn’t reserved just for them, anyone can take advantage of the wide selection -- although I wouldn’t recommend living in student neighborhoods close to campus during football season, it can get rowdy! There are, of course, communities that cater more towards families, the elderly, or young professionals. Just because Lubbock is considered by some to be a college city doesn’t mean that it lacks a strong rental market for non-students. And with the cheap median rent (right now it’s around $850), you can find a property for a great value.

In addition to being one of the finest academically, the institutions also has one of the largest student enrollments in Texas. Currently, there are 32,000 students enrolled, and it’s projected that in ten years this figure will be at 40,000. The school’s football and basketball teams draw a huge local following, and even though there aren’t any major sports franchises like the NFL or MLB here, Texas Tech’s athletic programs more than make up for it. One more thing: Lubbock’s public schools from elementary to high school are operated by the Lubbock Independent School District.
