The Pontiac area has struggled recently. As you may have guessed from the name, the city has had historical ties to the automotive industry, and was hit hard by the Recession a few years ago. Recovery hasn’t been easy. The last time I checked the unemployment rate (May 2012), It was around 21%, which was nearly three times worse than the national average. However, there has been initiatives for change. The old Sears building in downtown is currently being restored, which will be the largest construction project in Pontiac in the last three decades. There will be plenty of commercial space and jobs opening up, and many think it will be the spark that will put Pontiac back on the right track.

Pontiac has a wealth of apartments to choose from; if you search MyApartmentMap for rentals in the area you’ll find pages and pages of them. The 2010 census reported that there were 10,901 owned units in Pontiac, and 9,712 rented units. This shows the popularity of renting here, and how the market is almost split evenly between owning and renting. Two buildings with residential space are currently being constructed downtown: 10 West Lofts, and the restoration of the Sears building. When these are completed, the number of new rentals in the area may hit triple digits. If you’re moving into the area I would suggest looking into those, but if not, there are plenty of rentals available.

The Detroit Pistons’ horse mascot isn’t the only animal allowed in town! Many of the local complexes welcome pets into their properties, such as the Lake Village of Auburn Hills, Westbury Village, and the Meadows of Auburn Hills. You will also be able to find pet services in the community, such as veterinarians and stores. I’m not too sure which of Auburn’s parks allow pets, but I’m sure there are one or two. Either way, you will be able to find a lot of great animal-friendly housing here, if you need help just give me a call.

You’ve probably heard of Auburn Hills in the famous name of the NBA arena in town: the Detroit Pistons’ “Palace at Auburn Hills.” The 2004 champions draw huge crowds from November to April (or June if they make a late playoff run), and Auburn Hills comes alive on the night of every game. Restaurants are packed, bars are rowdy, and throngs of pumped up fans walk the streets. These nights are always exciting, and accentuate one of the great things about Auburn: even though the population is relatively small (21,412), the nightlife opportunities are plentiful and popular.

The 2010 census marked Macomb’s population at 79,580, which was a huge increase from the 50,478 residents in 2000. This makes it the fastest growing town or city in the state of Michigan, which is especially noteworthy when many of the surrounding communities have been losing residents instead of gaining them. As the area has grown more popular, more rentals have sprouted up. I remember years ago when it was practically impossible to find a place to rent here. Now there is a decent selection, and as Macomb continues to grow the rental market will show some depth.

The Suburban Mobility Authority for Regional Transportation (or, SMART, as it’s commonly known), provides bus service for Bloomfield. Their three main lines here are 405, 780, and 275, which take residents around Bloomfield or to neighboring communities like West Bloomfield, Franklin, Birmingham, and Bingham Farms. You can also hop on connections that would take you to larger cities like Warren or Sterling Heights. And, of course, there is also senior, medical, and grocery transportation provided by Bloomfield for those who need it.

In 201, Yahoo! Homes reported that Bloomfield was the tenth most expensive U.S. suburb to live in, and ranked it the most expensive in the entire state of Michigan. The median rent here fluctuates around $1,200, which is way more than average. Right now, MyApartmentMap has the average two bedroom priced at $1,108, and the average three bedroom at $1465. If you want to dip below the thousand dollar threshold, the average one bedroom is $915 (which is still more expensive than the average one bedroom).

Want to hear a fun fact about Southfield’s economy? There is more office space here in Southfield than the entirety of Detroit’s main business district. The city has a whopping 27,000,000 square feet dedicated to office space. You may have heard of some of the companies that are headquartered here: Lear, Federal-Mogul, Denso... those are only a few. Overall, over a hundred Fortune 500 companies have offices in Southfield. The city’s mall also has a huge contribution to the economy. It’s called the Northland Center and was built in 1954, making it one of the first in the country.

Figuring out which schools your child will go to here can be confusing, because three different districts serve the city. If you live in southeastern Southfield, your child will go to the Oak Park School District. Northern Southfield is represented by the Birmingham City School District, and the rest of the areas are served by Southfield Public Schools. I think it would be unprofessional of me to tell you which districts are better than others, but you should do some research on them and see which one fits your child the best. If one of them stands out to you, then you might want to plan your rental location in Southfield accordingly.

The Edsel Ford and Walter P Reuther Freeways bridge the Harrison Township and Warren. The two are 15 miles apart, making it a fairly easy commute for residents who work there. A lot of them do, and a lot work in Sterling Heights. Detroit is a bit far to commute to every day (26 miles) when you consider traffic, but some residents do this as well. The best part of living in Harrison is the access to the coast, which is just a mile or two away from its center.

Harrison Township has earned the nickname “BoatTown U.S.A.” because all the docks and places to launch your boat from here. There’s the L’anse Creuse Bay, Campau Bay, and Belvidere Bay, all of which sit on the coast of the beautiful Lake St. Clair. The lake has won numerous awards for its fishing, which is a popular activity for residents on the weekends. Harrison is also well-known for its Metro Beach Metropark, which is a 770 acre park with beaches, playgrounds, trails, and pools.

Because of the wealth here, the median rent is over $1,000, which is high for the area, but there are definitely some affordable rentals too, you just have to search a little bit.

A crime study in 2011 by the CQ Press reported that Troy is the safest city in Michigan, and has been for 10 of their last 14 rankings. It’s even cracked the top five safest in the entire nation for cities its size. In 2010, there were only 53 violent crimes committed in Troy, which is roughly one per week. This rate is incredibly low for a city its size. And most of the violent crimes were assault; there was only one murder case that year. You’re in safe hands if you rent in Troy, the area has one of the lowest crime rates in the country.

Eastpointe is one of the cities in the area that is actually not “renter friendly” because of the scarcity of apartments here. The 2010 Census officially reported that there were 10,353 owned housing units in Eastpointe, and only 1,386 rented units. In other words, 86.5% of the units were owned and 11.6% were rented. Because of this, the rental market here is pretty limited. Right now I only see around 15 properties to choose from. But who knows, maybe one of them is your dream pad!

Detroit’s weather is impacted by its proximity to the Great Lakes, with cold winds making winters even colder than they already are. The temperatures are usually in the 20s or 30s (F) in the winter, although they sometimes drop into teens or single digits on especially freezing days. The snowfall is pretty sizable, it’s usually around 45 inches. The summer is a completely different story. The wind that chills us to the bone in the winter is a refreshing breeze in the summer, and keeps the temperatures from hitting triple digits. They usually stay in the 70s and 80s, but can soar into the 90s during a heat wave. If you can put up with the freezing winters you will get to experience the perfect weather in the summer.

The difference between a bedroom in Roseville is $150-$200. For example, the average one bedroom here is $581 (if you look at this site’s rental data for the area), and a two bedroom jumps up to to $734. A three bedroom increases at the same rate to $917. I should point out that all these properties are below the most recent estimate I received for the average price of an apartment in the U.S., which was $950. I’ve even seen some rentals just the other day that were in the $600s range. I wouldn’t be surprised at all if you found a great bargain here, and I can definitely help you out if you need some assistance, just let me know.

The commute from Roseville to Warren is simple and quick. From Roseville, hop on Interstate 596, then drive five miles and turn off into Warren. Easy, right? It’s about a five minute drive. Traffic isn’t really an issue because if the Interstate is clogged, there are a number of back roads you can take to get back and forth. They might take a few minutes longer, but still, you’ll make it from Point A to Point B in no time at all. The commute to Detroit is a bit longer, but is still possible. It’s 21 miles away, around a half hour drive.

Flint has a number of extremely cheap rental units and currently two complexes that are accepting section 8 vouchers. These rentals are mainly in low income areas that have a higher prevalence of crime, but the city is currently working to keep these areas safer. The North Side and South Side of the city is where the majority of the affordable housing is located and are predominantly African American and southern communities. Flint is served by the Blue Water Amtrak line that goes from Chicago to Port Huron and passes through Flint. For those that want to travel within the Flint area residents can use the Flint Mass Transportation Authority bus services. Bus stops are located throughout the city and the suburbs and frequent service is provided to all of the stops. Greyhound Buses also offer transportation to Bay City and Detroit.

There is a little strategy to renting in East Lansing in order to get the best rent, especially if you are not a student. If you are not a student I would suggest looking at apartment complexes that do not allow students to rent from. This way you will be able to avoid the rambunctiousness of students and most likely have lower rent. Students will be likely to pay higher rent than the average person, especially if the apartment is on a street that is known to have a high influx of students. Also, renting during the summer months can prove to be more expensive since more students are trying to find apartments at this time. If possible, look for apartments from late fall to early spring since this is when students are in school and aren’t looking to rent, but landlords are looking to occupy any remaining units.

Michigan State University is located in East Lansing and is the central hub for major events in the city. As a member of the Big Ten Conference, football games at MSU are a huge attraction for alumnae, students, and locals, making East Lansing an excellent place to rent for any college football fan. East Lansing is also served by their own public school district which consists of six elementary, one middle, and one high school. All of the elementary schools received ratings of six, seven, or eight from GreatSchools, the middle school received an eight, and East Lansing High School received a nine. The East Lansing High School was rated in the top 3% of high schools in the nation by U.S. News & World Report in 2008, 2009, and 2010.

Lansing offers numerous attractions, including music, theatres, and many other things to do. The Lansing Symphony Orchestra performs frequently in the Lansing area and the Lansing JazzFest and the Old Town BluesFest are popular festivals hosted in Lansing that attract musicians from all over the county. Lansing has a fairly diverse population with about 60% Caucasians, 25% African Americans, and 12.5% Hispanics or Latinos. The city is usually characterized by four sections: Eastside, Westside, Northwestside, and the Southside. The Eastside mainly consists of foreign-born citizens and is very diverse due to this. The Westside is a largely residential area and is the most economically diverse section with many wealthy residents living near the downtown area. The Northwestside is a mix of suburban and urban areas and is home to a number of industries. The Southside is filled with shops but still has a largely suburban area. When looking for an apartment take into consideration the location of the apartment within the city.

The violent crime rate is 47% less than the state average and 47% below the national average. The overall crime rate is 43% less than the state average and 40% below the national average.

Canton is a major residential area for commuters to Detroit and Ann Arbor due to the suburban life and proximity to both cities. Detroit lies 23 miles to the east and Ann Arbor is about 17 miles to the west. The commute to Detroit along I-275 takes about 40 minutes and the commute to Ann Arbor on M-153 takes about 30 minutes. Since both cities are major hubs for commuters, the drive will may take longer due to traffic and can take over an hour of the traffic is particularly bad. The 711 bus run by the Ann arbor Transportation Authority runs from northern Canton to Ann Arbor and takes about an hour to make the trip. there is no public transportation service that will take commuters to Detroit.

Ann Arbor offers all types of nightlife from bars, to clubs, to music lounges. Bab’s Underground Lounge is a favorite place for locals for a relaxing time with friends, drinks, and premium cigars. Cafe Oz is the area’s best club with live DJ’s, drinks, theme nights, and other entertainment and a large dance floor and hookah bar. Cavern Club with the Circus Bar & Billiard upstairs offers a mix of live DJ’s, bands, and dancing downstairs and free billiards and big screen televisions to watch the game upstairs.

Ann Arbor is served by their own transportation authority’s bus service that provides residents with access to areas around Ann Arbor and Ypsilanti. There is also a free bus service that runs between the University of Michigan campuses. Greyhound Lines runs out of downtown Ann Arbor, Megabus runs twice a day to Chicago, and the Michigan Flyer provides service to Detroit Metro Airport. Although there is great public transportation, only about 6.5% of residents use public transportation to get to work, while about 16% walk.
