Gainesville hosts a number of special events each year that range from small area events to large events that attract people from around the country. The Spring Arts Festival is one of the best art shows in Florida and is known for the high quality and unique artwork that is displayed. The Downtown Festival and Art Show is nationally recognized and features award-winning artists and attracts over 100,000 people. Lastly, the Hoggetowne Medieval Faire showcases medieval history, culture, and food from the time period.

Weather

Weather

Jacyn Demeritt - Property Manager

Since Gainesville is in central Florida, the city experiences a wider range of temperatures and weather compared to the rest of the state. During the summer the temperature is similar to typical Florida weather with temperatures from 70-90°F, daytime humidity, and the occasional afternoon thunderstorm. From October to May, the weather fluctuates more than the rest of Florida and freezing temperatures are common during the winter months. Temperatures at night often drop below freezing and snowfall occurring about once each year is not uncommon. Although the temperature during the winter may be cold for Florida, it is still fairly warm compared to the rest of the country during these months.

Schools & Education

Schools & Education

Delray Beach has just as many private schools (11), as they do public schools (11). So regardless of which type of schooling you want your children to have, there are opportunities for both here. The public schools are operated by Palm Beach County Public Schools, although there are a couple exceptions with the local art academy and charter school. As for private institutions, most of them are tied to a certain religion, such as the TLC Christian Academy and the Trinity Lutheran School.

Restaurants

Restaurants

Some of the greatest meals I’ve ever had in East Florida were at restaurants in Delray Beach. One of my favorites is 32 East, which has unbelievable seafood. It’s more on the expensive side, but if you were to splurge on a meal once in a while, this place is a safe bet. If seafood isn’t your thing, there are Brazilian steakhouses, Greek taverns, Caribbean cafes, burger joints, etc. If you’re a foodie whose rental decision can be swayed by the number of quality restaurants in the area, be sure to check out Delray Beach.

Section 8 & Affordable

Section 8 & Affordable

It’s tough to find Section 8 housing nowadays because so many people are looking for it. In the Port Saint Lucie area there are a few Section 8 properties on the market right now, including a very nice rental in Fort Pierce. However, I’m not sure how long it will be available. If you search MyApartmentMap you can find apartments in Fort Pierce that are Section 8, or as an alternative, some that are “good value” or a “deal or special,” as the site labels them. There are quite a few of rentals for great value right now, and even if you can’t find Section 8 I’m sure you will be able to find some homes that are a bargain.

Fort Pierce is technically a suburb of Port Saint Lucie, but it’s further away than other ‘burbs like
White City and Jensen Beach. It’s 18 miles north, and after adjusting for traffic it’s about a half hour drive, although it can take longer during rush hour. Fort Pierce is located right on the ocean, giving renters great access to the beautiful coastline and the beaches nestled in it. Also, Palm Bay is a straight shot from Fort Pierce on US Route 1.

Crime & Safety

Crime & Safety

I always tell my clients that Port Saint Lucie is one of the safest communities in the entire state of Florida. If you look at the crime rates here you will see that they literally cut the national and state averages in half. Both violent and property crime aren’t very common here. Lucie is perfect for families, and usually after a few weeks they are settled into their community, have made friends, and feel completely at ease. This is how it should be, and will become a reality if you rent in Port Saint Lucie.

Port Saint Lucie is just a few miles from the coast of the Atlantic Ocean, and there a number of great beaches, coves, and bays in the area. The city also is home to the New York Mets during their spring training, and a lot of locals like to go watch their games. There is also a sprawling golf complex called the PGA Village, which has 54 holes and hosted a PGA event a few years ago. The city itself also holds numerous annual events, and there’s usually a good turnout at them from the community. Altogether there are 40 parks and facilities the city runs, most of which are state-of-the-art. A video is available to watch on their website; check out if you get a chance, it’s very informative!

If you look at the rental listings for Fort Myers on this site, you will be greeted with dozens of available apartments. The 2010 census reported that 10,489 properties in Fort Myers were owned, and 10,257 were rented. That’s how strong the rental market is; there is very little separating the two. I believe that a few years from now, the rentals will even overtake the owned properties.

Some clients have to know one thing before they even look at a property: do they allow pets? Thankfully, Fort Myers has a large market for pet owners. There are a number of rentals available now that accept cats and/or dogs. You can even view them on My Apartment Map if you go their homepage and click on Pet Friendly Apartments. Some of the complexes that allow them are: Seville Apartments, ParkCrest at the Lakes, Salamanca Pointe, The Lakes at College Pointe, and the Palms of Monterrey. The list goes on, feel free to browse and see which complex would be best suited for you and your pet.

The Edison Bridge and Caloosahatchee Bridge connect North Fort Myers and Fort Myers, which are only a few miles apart. If you want to get to Fort Myers’ historic downtown area from N. Fort Myers, it will only take one or two minutes by car. If you work in either city, the commute will be very short and easy. N. Fort Myers is only ten or so miles from the coast and the Gulf of Mexico, depending which route you take. Sanibel Island is a popular place to spend the weekend, and it’s only 45 minutes away.

North Fort Myers has a beautiful location on the Caloosahatchee River, and is not too far from Florida’s west coast, the Gulf of Mexico, and Sanibel Island. There are several great beaches nearby that are a quick drive, or if you plan your location well enough, a short walk. It’s the perfect place to enjoy Florida’s warm weather; you could be renting year-round in a place where people travel from the around the world just to stay in for a week! North Fort Myers also has great parks, fantastic access to Fort Myers, and is close to the Cecil M. Webb State Wildlife Area.

For many renters, the amenities that are in their community just as much as the amenities inside their apartments. Cape Coral has a beautiful acting venue called the Cultural Park Theater, a historical museum, and the city’s own art league that offers classes, exhibits, and workshops. If you want to take the family out, there are a slew of great restaurants and even a Family Fun Park founded by famous baseball player Mike Greenwell. Cape Coral is also right on the ocean, opening up a ton of activities such as boating, and another option for fun is Fort Myers, which is about ten miles away.

Crime & Safety

Crime & Safety

For a city its size, it’s remarkable how safe Cape Coral is. Not only does CC have a lower crime rate than cities its size (100,000+ people), but it also has a lower crime rate than small cities that have only a third of CC’s population. In fact, its violent crime rate was 52% / 67% lower than the US and Florida averages, respectively, for every city regardless of size. Some of the neighboring communities have crime problems and dangerous neighborhoods that I wouldn’t feel comfortable showing my clients, and while Cape Coral isn’t perfect, it’s altogether much safer than any other nearby city.

Apartment Costs

Apartment Costs

You may have heard that apartment prices are cheaper down South, and in Tallahassee, this is definitely true. If you compare the rental costs here with those of similarly sized cities in other regions of the country, you will see that price tags are hundreds less in Tallahassee. Just search the MyApartmentMap site and you’ll see what I mean. There are tons of apartments in the $500s and $600s, which I think is very affordable, and they’re nice places too. If you’re looking for upscale, there are properties that are expensive and luxurious as well, but for finding something within a reasonable budget, Tallahassee is your city.

Schools & Education

Two things are very closely associated with Tallahassee: it’s the capital of Florida, and it’s one of the best college cities in the country. In fact, Kiplinger’s Magazine ranked it second in its list of “Top Ten College Towns for Grownups” a few years back. The two most well-known institutions here are Florida State University and Florida A&M. Together, the two schools combine for about 55,000 students, which is around a third of the city’s population.

Weather

Weather

Most people know that Florida has beautiful weather, but a lot of people who move down here don’t know about brutal it can be sometimes. The average temperatures in Weston are in the 80s and 90s in the summer. I know this doesn’t sound too bad, but you have to take the humidity into consideration. It’s very thick in the summer, and can make you feel like the weather is in the hundreds. Some people point out that Arizona routinely has temperatures in the high 90s and hundreds in its summer, but they don’t have the same type of humidity; it’s a completely different type of heat. I’m not trying to knock Florida’s weather -- there’s nowhere I’d rather be in the fall, winter, or spring. All I’m saying is that you need to be prepared to stay inside with the air conditioning in the summer.

Weston is consistently named one of the best areas to live in the U.S. by CNN Money, often being ranked the #1 spot in Western Florida. It’s also unfailingly ranked as one of the highest earning places in the U.S., as the median income for a family here is well into six figures. This has upsides and drawbacks: one pro is that the public school system is excellent, but a con is that the rent and home prices are very high. Also, rentals are harder to come by than for sale properties. But if you can find a rental within your price range, this is a great area to live in.

Demographics

Demographics

Plantation is a diverse city, as there are three ethnicities that make up over 20% of the population here. 53% are Caucasian, 20% are African-American, and 20% are Hispanic. This actually comes pretty close to the averages for Broward County, which is a very diverse area overall. The community in Plantation has benefited from having so many different ethnicities, as it helped the culture become more vibrant. This can be seen in the restaurants here, or in the cultural events that are held every year by the city.

Before you settle on a new home, you should know what kind of community you’ll be living in. And in Plantation, you will be good hands. The city has a friendly and connected community that holds events as often as they can. This year there are around 30 events that are split between the four seasons. There are holiday-tied programs like the Royal Egg Hunt near Easter, events for pets like Doggie Palooza, traditional events like Celebrate Plantation, and artistic events like
Art in the Park.

Davie’s public schools are some of the best in the area. They have received high marks recently, including receiving a combined 8 out of 10 score on Great Schools. The Broward County Public Schools district does a great job of funding and managing the public schools in Davie. As for post-secondary institutions, Davie has campuses for seven universities. Some of the more recognizable names are the University of Florida, Florida Atlantic University, Broward College and Nova Southeastern University. Some renters have children going into kindergarten -- for others, college. Regardless, they’ll both receive a great education in Davie.

You would be surprised how many clients take the restaurant scene into consideration when they’re evaluating a town or city to live in. I’ve seen some renters put a higher priority on food than others, but this much is clear: most people don’t want to have to drive a half hour from their home for a decent plate of pasta. In Davie, I guarantee you won’t have that issue. There are restaurants for Italian, Thai, American, Mexican, Japanese, and even Peruvian food right in town. If you find an apartment in the right neighborhood, you could be within walking distance of a handful of great places.
