Apts in Rhode Island - Landlord

Coventry is an extremely safe city with very few crimes each year, making it a great place for families that want to leave an area of higher crime or that want to start raising a family. The violent crime rate in Coventry is about five times less than the national rate and is four times less than the state average. The property crime rate is a little higher and is about 30% less than the national and state averages. The overall crime index score according to the FBI crime report is half of the state average and one third of the national average.

Recreation

Recreation

Apts in Rhode Island - Landlord

Coventry runs youth sports leagues in football, basketball, baseball, and softball, creating an excellent outlet to keep your children active and healthy while still being able to hang out with friends. Carbuncle Pond is a large pond in the northern area of town that acts as a border with Connecticut and is a popular location for fishing, with a number of waterfront sites that are perfect for fishing and watersports. Johnson’s Pond is a more popular place for residents to go for watersports, but they can fish here as well. Other popular outdoor activities include hiking along the Audubon Trail that cuts through the forested regions of the city.

Apartment Costs

Apartment Costs

There are a range of rentals in Woonsocket, price-wise. From just looking at the list of available properties on MyApartmentMap right now I saw costs as low as $500 a month, to price tags that were as high as $1,600 a month. Usually, apartments or smaller properties fetch less here than rental houses with a lot of space and bedrooms (the $1,600 listing is a large four bedroom house, which would explain the high price). I’ve found that the cost of an average rental is around $800 in Woonsocket, although, as I mentioned, there really is a wide spectrum. If you contact me or one of my associates we can try to help you budget your search and find something in your price range.

Woonsocket has given itself a nickname you probably won’t understand: La ville la plus française aux États-Unis. This translates to, the most French city in the U.S. They refer to themselves as this because 46% of the population claims a French heritage, which is the highest percent of French-Americans out of any municipality in the entire country. This is funny because nearby Johnston has the highest percent of Italian-Americans. It really shows how diverse this country can be.

Public Transportation

Public Transportation

The Rhode Island Public Transit Authority serves Bristol with several bus routes that take residents to nearby areas. Line #60 goes all the way to Providence, and is probably the most popular route in town. Once you get to Providence, you can use their public transportation to get practically anywhere. Also, I’m not sure if this counts as public transportation, but carpooling has become very popular in Bristol. One out of every ten residents carpools to work every day.

Bristol is located right on the border of Rhode Island and Massachusetts. You just have to drive five miles on State Route 136 to get across to Mass. If you drive another six miles you’ll be in Fall Rivers, MA. Providence is also very close; it’s just 17 miles away, and four miles north is Pawtucket. You can commute to any of these three cities pretty easily every morning to if you need to for your job or school. Bristol is also right on the Greenwich and Mt. Hope Bays, and minutes from the Atlantic coast.

It’s not usual that a town with less than 30,000 people has a strong rental market, but West Warwick certainly does. The census that was published a couple years back says that the town almost has as many rentals as owned homes; 5,540 units are rented and 7,160 are owned. The number of vacant apartments is far less than that, however, but if you look to rent here you will have a vast selection to choose from. You can see a lot of the available properties on this site, and you can contact me if you need help.

There are three public elementary schools, two middle schools, and one high school in West Warwick. All of them are served by the West Warwick School District. There are four private schools in West Warwick, three of them are grades PK-8, and one is grades 9-12 (the Tides School). There are a couple post-secondary schools in nearby Warwick: the New England Institute of Technology and the Community College of Rhode Island.

If you’re looking for a rental in Cumberland, you can always contact me for help. It’s tough to find a property for under $1000 in Cumberland, if I’m being honest, but I’ve been able to find a few of them for past clients. However, if you can stretch your budget to more than $1000 it’ll make your search a lot easier! Just let me know which amenities you want, how many bedrooms/baths, a preferred location, and I’ll do the rest.

Local Events

Local Events

Every year, horror movie icons Freddy Krueger, Michael Myers, and Jason Voorhees attract visitors from around the county to Cumberland. I’m referring to the town’s annual Spook Trail, of course, where monsters and creatures (costumed, but still) come out to play on Halloween. Thousands of people also come to town for Cumberlandfest, which takes place every August and features music, a carnival, fireworks, and much more. The town also holds special events during the holidays; most notably on the fourth of July. These events are always a great time, and really bring the Cumberland community together.

A lot of people rent in Warwick because of its location right on the coast of the Greenwich Bay; if you’re lucky (or wealthy) enough, you could have a property right on the coast. If not, you can always hang out at one of the city’s beaches on the weekend, or take a relaxing walk down Warwick’s 39 miles of coastline (maybe not all of them at once) after a long day at work. In contrast with the coast’s beauty, the bustling city of Providence is just twelve miles away from Warwick. There are also a number of great parks and city events, such as the annual Summer Concert Series.

Pet Friendly

Warwick has an excellent dog park that features a few acres of fenced area to run around in, and a divider that separates the park into two sections: one for small dogs, and one for large dogs. This park, and the other one located in Buttonwoods Park, are just a couple examples of the amenities that the community offers for pets and their owners. As for housing, Warrick has a few nice complexes that allow pets. For example, the Royal Crest Estates, the Bayside Country Club, and Fairfax Village are a few of these places. Warwick is perfect if you have a pet or plan on getting one when you start renting.

The western part of Johnston (the Bishop Heights area) is very safe, as is the area near Hartford Avenue on the east side of town. Overall, the town has a crime rate that is much lower than the averages for the country, state, and county. I recommend Johnston to renters all the time because of the community. It definitely feels like the typical small town where neighbors are very friendly with each other and look out for their neighborhood. If you’re looking for a place to settle down with a family, I would suggest looking in Johnston.

Johnston’s population is mostly made up of Italian-Americans. In fact, 46.7% of the residents here claim an Italian heritage. This is the largest percent of Italian-Americans of any of the country’s municipalities. The diversity here definitely makes this is a unique community to live in, but I have not heard any clients regret it. After all, who wouldn’t want to live here with all of the authentic Italian restaurants that are in Johnston?

Weather

Weather

Rhode Island is technically part of New England, but if you’ve lived in both areas you know that the climate in both is noticeably different. It’s not uncommon for most of New England to average temperatures in the teens in the winter, but in Rhode Island they mostly stay in the 20s and 30s. Also, because of its proximity to the Atlantic Ocean, North Providence receives far less snow than the rest of the region. Don’t get me wrong -- it’s still cold here, and it still snows, just not as much so as other, more inland, parts of New England. The summers here are incredibly humid. Temperatures stay in the 70s and 80s, but feel much hotter because of the humidity. The spring is usually rainy, and the fall, like the rest of the region, brings scenic foliage and crisp temperatures.

N. Providence is not directly north of Providence, but rather off to the northwest. The two are four miles apart, and you can commute back and forth with an easy drive on Smith Street. The average commute time for residents here is 24 minutes, which is on par with the state average and is a couple minutes lower than the U.S. average. An overwhelming 88 percent of residents drive a vehicle to work every day, while nearly six percent take a mode of transportation that’s not a vehicle or public transit. This can be explained by the large amount of people that carpool, and the recently growing popularity of bicycling.

Restaurants

Restaurants

Pawtucket is known for its baseball team, the Pawtucket Red Sox (Boston’s AAA affiliate), and for being the headquarters of the Hasbro toy company, but one thing missing from its reputation is its awesome selection of restaurants. It feels like seemingly every continent is represented in the city’s culinary scene: there’s Latin American, Indian, Vietnamese, African, Portugese, Lebanese... I hadn’t even tried half of these types of food until I moved to the area and decided to experiment a bit. If you rent here I definitely encourage you to do the same and try all of Pawtucket’s excellent restaurants.

Public Transportation

Pawtucket is within close proximity to both an Amtrak station, which is just five miles away in Providence, and an MBTA (the transportation system in Massachusetts) commuter rail stop, which is just two miles away in South Attleboro, MA. As for local public transit options, RIPTA (Rhode Island’s transportation system) has a hub in downtown, and services the city with bus lines to nearby areas, such as Providence. However, most residents -- 90 percent of them, actually -- drive their own vehicle to work every day.

Cranston’s housing market is perfect for prospective renters who need to find a pad that will accommodate both them and their pet. You can see the whole list of pet friendly complexes on this site, but I’ll list a few for you: Springfield Apartments, Chateau Properties, Willowbrook Apartments, Garden City Apartments, Dean Estates... these are all respectable complexes that allow pets in their units. Some of them offer other amenities that you might like as well, so I would encourage you to research them. Who knows, you may fall in love with one of them.

Schools & Education

Schools & Education

The Cranston School District runs the small public education system here, which has three middle schools and two high schools. I always hear great things about the schools, it sounds like the administration is very competent and the staff genuinely cares about the students. There are also private institutions that can enroll your child as early as preschool, or on the other end of the spectrum, give them a quality high school education. The education in Cranston is a steady and solid facet of the city.

It’s tough to be bored when the large and lively city of Providence is just a few miles away. Oh, and don’t forget about the three bays that are just minutes away, or the beautiful Rhode Island coast that’s also within driving distance. If you’re planning a weekend trip, you have a lot of choices, to say the least. As for local recreation, there are 15 well-maintained parks in East Providence, and around 20 landmarks that are part of the National Register of Historic Places.

Crime & Safety

Providence often gets knocked for its high crime rates, but no one seems to mention that East Providence is one of the safest areas in the entire state of Rhode Island. The 2010 FBI Crime Report reported that East Providence’s violent crime rate is an impressive 68% lower than the national average. The city’s northern neighborhoods of Phillipsdale and around the East Providence Center, and the southeastern neighborhood of Kent Corner, are especially safe. If you want to live in the Providence area but are concerned about crime, you should consider looking in East Providence.

Nightlife

Nightlife

Apts in Rhode Island - Landlord

Providence has an active nightlife that rivals other Eastern cities like Boston, Philadelphia, Washington D.C., and could even give New York a run for its money. One out of every three residents is a college student, and on the weekends they’re out in force, swinging by the numerous clubs, lounges, bars, and music venues. The nightlife scene is definitely younger overall, but there are locations for all ages, you just have to know where to look. And trust me, with everything going on here in the weekends, you’ll be going out a lot. It won’t take long before you’re acquainted with the hottest spots in the city.

Renter Friendly

There are almost 50,000 college students in Providence, which is nearly one third of Providence’s population. Coincidentally, the number of properties that are occupied by homeowners is also a third of the total housing units. The other two thirds are properties that are occupied by renters. Yes, you read that right; two out of every three residents in Providence are renters, and they dominate the market. If you want to live in Providence, the first thing I would recommend doing is looking into the city’s deep rental selection.
