Renter Friendly
Rental Locator - Real Estate Agent
The Hills neighborhood isn’t renter friendly because of its selection, but rather its pricing. Usually there are around 25 listings on the market at one time (depending on the season, demand, etc.), which isn’t a great selection. But the prices for these listings are consistently lower than you would think. You can find a one bedroom for around $500 or $600, and a two bedroom for under a thousand (all these prices are per month). The Hills is a neighborhood that has every positive quality you could ask for, and the fact that the prices are this low shows how great the rental values are.
Crime & Safety
Rental Locator - Real Estate Agent
If you’re looking for low crime in a neighborhood where you will feel safe walking alone in, the Hills is one of your best bets in the city. The only part of the neighborhood that I would stay away from is the southern tip, which is directly west of Princeton Hills (Gravois Avenue/Des Peres Parkway). Aside from that, I would recommend any part of the neighborhood. The bordering communities are also safe, like Shrewsbury, Ellendale, and Mackenzie. Northampton to the northeast has some dangerous areas, but you can easily avoid them.
