The Upper East Side is the most affordable neighborhood under 110th St in Manhattan. You can find an abundance of one bedrooms for under $2000 and studios for under $1600. Apartment pricing in the neighborhood is more east to west then north to south. For example; the most affordable apartments are the ones East of 2nd Ave to East End Ave and the more expensive are the ones West of 2nd Ave to 5th Ave.

While it is indeed pricey, the proper area of the Upper East side specifically reports rental rates lower than many surrounding areas. Studio apartments in this neighborhood go for an average of $1,910 monthly, one bedroom apartments for $2,550, and two bedrooms for an average of $3,689. For rentals of the same type (two bedrooms), apartments in North Sutton report average rates of $6,550 monthly; this is the highest in the area, while Central Park is lowest, with rates of $2,450 per month. Three bedroom apartments tend to exceed $5,000 per month. Rates tend to increase in the fall months, and decrease in the late winter/spring months.
