The Palms neighborhood of Los Angeles has become known for its high rate of renters, boasting a 92% rate of renters to 8% owners. Until the 1960’s the opposite was true, as it was famed for its many single family Spanish Colonial houses. The popularity of Los Angeles and congestion of other areas caused the demolition of many of these homes for apartments buildings; the ones that remain are now crowded, with apartments in what were previously backyards, causing Palms to become one of the city’s most densely populated neighborhood. The Westside Village area of Palms is less densely populated, but holds a still high 70% of renters, mostly consisting of UCLA related housing. Rental rates are among the lowest of surrounding areas, averaging around $1,300 monthly for a one-bedroom apartment.

Palms is served by the Los Angeles Unified School District. Elementary schools serving Palms residents are Palms, Charnock Road, and Clover Avenue public schools, as well as Pacifica Avenue Community Charter School. Palms Middle School serves all public school students in grades 6-8. It is the largest facility in the neighborhood, with the major highway of Palms Boulevard running through the campus above an underground pedestrian walkway connecting two sections of the school. Alexander Hamilton and Venice High Schools each serve Palms students, based on zoning determinations. Lycee Francais de Los Angeles is a private independent PreK-12 school offering American or French curriculum, and serving more than 800 students from over 55 countries, including many famous actors and actresses. St.Augustine private Catholic school serves boys and girls in grades K-8, and Notre Dame Academy Girls High School is also private and Catholic.
