    All of these apartments in Washington Heights look the same to me. If they all look the same, why is the rent all over the place? If you were renting in Washington Heights, what would you be looking for as far as amenities and extras go? Something must separate these places besides location.

    • Actually based on my listings their are quite a variety in apts in the heights, and the driving force for the major difference in price is whether the apt is east or west of bway and if it's renovated. West is most desired cause of access to the A Train. Lot of new renovations are being done now east of bway to lure renters and with that a price drop. Most desired and least renovated apts are from West 181st street to West 190th from Ft Wash Ave to Riverside drive, rents are high there as its a very unique area of the heights small stores insular form the rest of the heights, also called Hudson heights by brokers.

    • Location, Location, Location, are the three most spoken words when discussing real estate prices. Rents are also often determined by the time of year that you are searching. Rents rise in the busy summer months and drop in the cold winter months.
      Remember that amenities cost money to maintain, so the more amenities that a building has the higher the cost. If a building has amenities that you are sure that you will not use, look elsewhere and you will probably save some money.

    • Personally, it would be how far am I away from the subway, the laundromat and the supermarket. Everything else is gravy...
